Thermal imaging can detect heat loss areas from poor or missing insulation or caulking moisture areas caused from plumbing leaks or outside penetration that is not visible during a walk through moisture or energy audit report or a walk-thru energy audit. It can detect dampness under flooring, structural damage and missing framing, and covered heat-a/c vent openings. It can also detect over-heated electrical and water penetration that will cause structural damage and mold. Thermal imaging is the best and least inactive way to check your real estate investment for these problems. We will provide you with a detailed report of infractions and recommend the best way to handle it.
The 2015 Minnesota Residential Energy Code now requires thermal envelope testing on all new construction. The buildings or dwelling unit shall be tested and verified as having an air leakage rate of not exceeding 3 air changes per hour. This testing is done with a blower door which is a powerful fan mounted into the frame of an exterior door. This fan pulls air out of the house to lower the air pressure inside. The auditor will then test for air leaks as the air pressure changes. These tests determine the air infiltration rate of the building or dwelling unit.
