One of the biggest financial decisions you can make is the purchase of a home. Most homes appreciate in value, but can you be sure that your home won't become a money pit? Most home buyers decide to buy a home on layout or aesthetics, but what about the foundation, structure, roof, or mechanical systems? Your inspection will cover all of these points and more! I am looking for things an experienced inspector will see and the average home owner may miss. No home is perfect, and each buyer will ultimately have to decide whether the home is right for them, but my home inspection will help you make the right decision. Your inspection and report methodically goes through the home and points out items of defect and potential defect. As a new home buyer, the last thing anyone needs is unexpected maintenance costs.
Sometimes homeowners defer "little problems" that they have been meaning to get to. Over time, those "little problems" can add up. A sellers or "pre-listing" inspection will help you identify defects that a buyer's inspector will most likely find. Being caught off guard without an inspection could cause you to have to lower your price to make the sale or even loose the sale on something you could have fixed but were not aware of. Perhaps you haven't been up on your roof in a while. Maybe the electrical system can use an update or there is a small list of items that could be quickly and easily fixed to make the home more attractive to buyers. Identifying these problems in a pre-listing inspection can help you determine whether you want to fix any of the issues reported, do nothing, or reflect those items in your price and/or disclosure. My pre-listing inspection gives you the edge over other sellers in this tough real estate market. It can even help you get a better price, and sell your property faster. Whether you are selling your home on your own or using a realtor, it's always a prudent idea to have a professional home inspection. Knowledge is power. Tischer Homes has built over 500 new homes in 40 years. Wally is a licensed general contractor. He started doing HUD New Home Inspections over 20 years ago. Many areas in our state do not have code or compliance enforcement. Wally will make a minimum of 4 inspections during the building process.
- 1st inspection - after the footings and foundation are in
- 2nd inspection - after the wood framing, mechanical, and electrical plumbing rough-ins are completed
- 3rd inspection - after the insulation, wall siding, and roof are installed
- 4th inspection - upon final completion of all work
The purpose of re-inspection is to check and document previous items inspected that had a deficiency or failure to make sure it was repaired or cured properly. Final inspections by themselves are available, however they are limited as I can only see fit and finish.
The purpose of re-verification inspection is generally to document that work has been completed or is being done. This is normally ordered by the Mortgage Holder or whomever is loaning money for improvements.
The state of Minnesota requires that all new homes be guaranteed for 1 year. By the end of the first year, the homeowner needs to provide a list of repairs to the builder. Warranty inspections are performed during the 11th month of your 1-year builder warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos.
